Obviously the first step in finding a house in Brittany and taking your first step into the Brittany property market is to find the Brittany Property that you like. 'Compromis de vente' which is simply a 'contract agreeing to the conditions of the property sale'. Both yourselves and the sellers have to sign this contract and it is legally binding to both parties. However you can include some clauses in the Brittany property purchase contract. When asked what clauses can you put into your 'Compromis de Vente' - the answer is - anything - well anything that the sellers are likely to agree to, they after all want to sell their Brittany Property and don't want to be held to any unreasonable clauses. Often clauses are made in connection with a property inspection by an architect, soil tests for septic tank installations or mortgage approvals. You will have a seven day cooling off period after signing the property sales contract. Once all parties involved have signed this purchase contract, it is final. That is to say that once signed, you are now the owner of a house in Brittany and can take up residency in your Brittany Property immediately.  Often the Notaire will slightly over charge you for certain land registration fees etc and some time after your Brittany property purchase (sometimes as long as a year) you will receive a small cheque for the difference. The reason the Brittany Notaires do this is because the calculations for the various government bodies that take a part of the Notaire fees for land registry etc, are very complicated. They over estimate slightly by a couple of hundred euros or so, just to be sure to have everything they need to pay for your Brittany Properties title transfer.
